Celem niniejszej pracy jest próba identyfikacji czynników mających wpływ na rynek nieruchomości, a zwłaszcza jego dynamikę. Celowym więc było wykazanie związku pomiędzy polityką gospodarczą, sektorem finansowym a sektorem nieruchomości. Za szczególnie istotny dla rynku nieruchomości uznano wpływ kryzysu gospodarczego. Poziom bezrobocia i zaostrzenie kryteriów udzielania kredytów spowodowało znaczne obniżenie poziomu zawieranych transakcji, a także spadek cen, kształtujących równowagę pomiędzy popytem i podażą. Obszar badań autorskich objął lokalny rynek nieruchomości w Nowym Sączu. Przeprowadzona analiza ilościowa i jakościowa pozwoliła stwierdzić, że podstawowym problemem jest sztywność podaży. Nieciągły system zaspokajania potrzeb mieszkaniowych daje w efekcie relatywnie wysokie ceny mieszkań, a rozwój systemu kredytów hipotecznych oraz budownictwa deweloperskiego zaspokaja co najwyżej potrzeby grup o wysokich lub średnich dochodach. Sytuacja sądeckiego rynku nieruchomości zależna jest głównie od czynników lokalnych, zwłaszcza od dochodów osób pracujących czasowo za granicą. Czynniki zewnętrzne, zwłaszcza dostępność zewnętrznych źródeł finansowania, oddziaływają na niego w ograniczonym zakresie. Dzięki temu rynek pozostaje w stanie względnej stabilności.
The purpose of this paper is an attempt at identifying factors affecting the real estate market, its dynamics as the main focus. To this end, the relationship between the economic strategy, financial market and the real estate sector had to be established. The economic crisis was considered to have the greatest impact on the real estate market. The unemployment and stringent loan-granting criteria contributed to significant decrease in the number of transactions and price drop, which influence the supply-demand balance. The local real estate market of Nowy Sącz became the area of the author’s research. The quantitative and qualitative analyses proved that the rigidity of supply was to blame. Lack of continuity in satisfying residential needs results in relatively high flat prices, and the development of the mortgage loan system and property developer market provides only for clients of medium or high-income status. The situation of the real estate market in Nowy Sącz depends mostly on local conditions, including income earned by locals working abroad. External factors, such as availability of external funds, have a limited influence on the local market. Therefore, the market remains relatively balanced.
