Aby proces inwestycyjny się powiódł należy podejmować trafne decyzje. Jest to szczególnie ważne w tak kapitałochłonnym przedsięwzięciu, jakim jest budowa stacji narciarskiej. Błędna decyzja może kosztować inwestora bardzo dużo. Dlatego tak istotna jest ocena efektywności inwestycji w postaci poprawnego biznes planu. Niniejsza praca definiuje kolejne etapy tworzenia biznes planu i prezentuje jego istotę oraz zastosowanie na przykładzie planu inwestycyjnego Spółki Stacja Narciarska Kicarz w Piwnicznej-Zdrój. Celem pracy jest analiza kolejnych etapów budowania poprawnego biznes planu z punktu widzenia ich przydatności w badaniu efektywności inwestycji. Pierwszy rozdział stanowi bazę teoretyczną dalszej pracy. Problem w części praktycznej dotyczy między innymi analizy środowiska biznesowego, co wymaga szczególnej skrupulatności, gdyż jej brak może wpłynąć na wynik oceny inwestycji. Badaniu zostały poddane okoliczne ośrodki narciarskie oraz baza noclegowa. Dokonano również porównań zebranych informacji i danych statystycznych. W pracy zostały również przedstawione analizy i prognozy finansowe spółki, która jest głównym inwestorem przedsięwzięcia.

In order to make the investment process successful, right and accurate decisions have to be made. This is particularly important in a capital-intensive enterprise, such as the start up of a ski station. Wrong decisions will most likely end up generating a major loss for the investor. Therefore, it is important to evaluate the effectiveness of the investment in the form of a valid business plan. This paper defines the steps of creating an accurate business plan and presents its nature and application to Kicarz Ski Station example, in Piwniczna-Zdroj. The aim of this study is to analyze consecutive steps in putting together a proper business plan in terms of their usefulness in the study of the efficiency of investment. The first chapter provides a theoretical basis for further work. The main problem of the practical section refers to the analysis of the business environment, which requires particular precision, because its absence may affect the outcome of the evaluation of the investment. The study have been conducted on local ski resorts and accommodation providers. The collected information along with statistical data have also been compared. This study also presents the analyses and financial forecasts of the company, which has a leading funding role in the project.
