Źródła finansowania małego przedsiębiorstwa - studium przypadku Restauracja Pod Jabłonią i Skład Budowlany Glinik

Abstract

Głównym celem niniejszej pracy jest charakterystyka dwóch wybranych inwestycji oraz na podstawie prowadzonych kalkulacji i analiz wybór tej, która okaże się bardziej dochodowa. Celem było ukazanie, wybór której nieruchomości pod inwestycję będzie bardziej korzystny i przyniesie więcej zysków. W tym celu prace podzielono na dwie główne części: teoretyczną i praktyczną. W części teoretycznej omówiono zagadnienia związane z zarządzaniem finansami organizacji i metodami finansowania przedsiębiorstwa (w tym zwrócono uwagę na kredyty, leasingi, factoring i franchising, itp.). W części praktycznej omówiono inwestycję w Skład Budowlany „Glinik” i inwestycję w Restaurację „Pod Jabłonią”, zaprezentowano wyceny, wady i zalety każdej z inwestycji i argumenty, jakimi kierowano się przy wyborze. Dla analizy rentowności i dochodowości przedsięwzięć wykorzystano wskaźniki NPV oraz IRR, zaprezentowano także symulację zaciąganego kredytu w banku ING.

The main objective of this paper is to characterize two investments and choice of - on the basis of calculations and analyzes - which will be more profitable. The aim was to show choice of which estate for investment will be more beneficial and will bring more profits. To this end, the paper was divided into two main parts: theoretical and practical. In the theoretical part was discussed issues related to the financial management of the organization and methods of financing companies (including the loans, leasing, factoring and franchising, etc..). In the practical part was discussed the investment in the construction warehouse “Glinik” and investment in the restaurant “Pod Jabłonią”, was presented valuation, the pros and cons of each investment and arguments, which prevailed in the election. For the analysis of the viability and profitability of projects used indicators of NPV and IRR, also was presented a simulation of the loan in the bank ING.
